Many information technology and business process management (IT-BPM) organizations implemented business continuity plans (BCP) after Typhoon Odette caused major disruption in Cebu province, according to a property consultant firm.

The plans are being implemented to provide their staff with a workstation with internet access and energy as soon as possible, resulting in a significant demand for fully equipped or plug-and-play spaces.

Colliers International, a property consulting business, stated that opportunities in the office market have arisen as a result of the disaster.

In the aftermath of the typhoon, Winston Luna, senior manager of Colliers Cebu service office, said in a statement on Monday that some “plug and play” office premises were quickly leased out as office locators scrambled to keep their businesses functioning.

“We’ve noticed that some IT-BPM players have signed leases in such facilities for the short term or until their employees’ individual locations are reenergized,” Luna remarked.

Before the hurricane, the IT-BPM business, which employs over 200,000 people in Cebu in 2021, had already started deploying a work-from-home (WFH) setup to shield their employees from the coronavirus sickness 2019. (Covid-19). This became more difficult as the typhoon wreaked havoc on several residential areas.

For certain areas, the restoration of electricity, water, and telephone infrastructure might take months.

“Because many IT-BPM locators make money on a per-seat and per-minute basis, these organizations used BCP to give employees an alternate workspace right away,” Luna explained. “This resulted in a huge demand for fully fitted or ‘plug and play spaces.”

“Many occupants explored for similar choices around Metro Cebu,” he said, adding that “others even flew their staff to unaffected locations, including Metro Manila.”

Occupants, on the other hand, had been having difficulties in the office market long before the hurricane.

“Aside from the heavy competition for fitted office spaces, certain occupiers”must-haves,’ such as flexible leasing periods, needed area size/number of seats, and generator set capacity, have yet to be met,” Kathlyn Atillo, assistant manager of the company’s office services in Cebu, stated.

Furthermore, not all landlords provide internet access and air conditioning, both of which are critical to tenants’ activities, according to Atillo.

To restrict the spread of Covid-19, the social distance must be implemented and observed in the workplace, with most occupants adhering to a one-meter or one-seat-apart configuration.

This necessitates a larger office, which will incur more costs for many businesses. All of these obstacles may cause BCP implementation to be delayed.

“Especially in these extraordinary times, lessees must be flexible with their commercial terms and lease durations.” “Flexible workplace suppliers should measure market demand for fitting spaces and develop more plug-and-play amenities that meet occupants’ changing needs,” Luna said.

With the Covid-19 pandemic still raging and natural disasters looming, having a solid business continuity plan is more important than ever to secure the safety of an organization’s operations, assets, and personnel.
