Win-win PBBM housing initiative for property owners and ISFs

The Pambansang Pabahay para sa Pilipino Program of the administration, according to Department of Human Settlements and Urban Development (DHSUD) Secretary Jose Rizalino Acuzar, is “beneficial to both real estate owners and informal settler families (ISF) now residing on private estates.

This is consistent with President Ferdinand R. Marcos Jr.’s Pambansang Pabahay (National Housing) initiative, which gave in-city settlements priority.

According to Acuzar, Pambansang Pabahay largely focuses on creating human settlements close to the target beneficiaries’ sources of income, according to a recent interview. The majority of these lands are located in major cities or in the heart of urban areas, some of which are privately owned and where ISFs continue to prosper.

We have long struggled to give ISFs residing in private homes sufficient shelter, particularly in urban settings. The owners of these lands do not, nevertheless, have the chance to best utilize their assets by developing them. We can offer to do both with the “Pambansang Pabahay,” Acuzar said, adding that it is a “win-win” scenario.

To meet the nation’s housing needs, the government intends to construct 1 million housing units annually under the Pambansang Pabahay flagship program through 2028.

DHSUD has been investigating suitable lands for home construction around the nation, including government idle lands, with local government units as one of its early efforts.

“I am requesting that all private landowners in the cities who have a property that could be developed into government housing work with DHSUD so that we can use this land for urban and human settlements. Let’s investigate potential outcomes that could be advantageous to all parties concerned, Acuzar stated.

Marcos had stated that he would sign an executive order allowing the program’s home development to take place on government-owned vacant property.

In addition to constructing housing units, the Pambansang Pabahay encourages township development to give residents in housing communities convenient access to sources of income and other necessities of daily life.

According to Acuzar, “by doing this, we can guarantee sustainable economic activity to continuously enhance the living standards of homeowners, and even expand this to surrounding communities.”

The public and other stakeholders were once again advised by Acuzar to deal with the Department, its primary shelter agencies, and their local government solely in regard to the housing program.
